It takes about 15 minutes to drive to the nearest beach in Raša bay, and twice as long to Rovinj or Pula.

A smaller part of the land, with an area of about 3,000 m2, is located in the southern part of the complex, which is inside the building zone, where residential buildings and holiday homes can be built. The remaining part of the land with an area of about 10,800 m2 is located outside the construction area and can be used as a forest park, recreation area or for agriculture.

It should also be mentioned that the region in the middle of which the land is located is hilly with pronounced height differences, which is actually an excellent base for the project of a luxurious rural villa or a small settlement in the Tuscan style.
