An old stone house with a small yard is for sale in central Istria, in a village not far from Tinjan, on the stretch between Pazin and Poreč. The house is sold together with the land with a total area of 87 square meters, according to the recent geodetic measurement. The house was apparently built in the 19th century in the traditional way - double stone walls, with a wooden roof and a mezzanine structure. In the 1970s, a concrete staircase and an entrance terrace leading to the first floor were added. The house has a fenced yard of 26 m2 - a terrace and one parking space can easily be arranged here.

A small village, in which the house is located, consists of old stone houses, between which large hackberry trees and old fig trees peek out. It is precisely this combination of old stone facades and autochthonous greenery that is responsible for the fact that the primordial spirit of Istria is still felt in this village. The village is located not far from the main road that connects Pazin with Poreč, so we should thank that for the fact that it only takes about twenty minutes to drive to the sea. This part of Istria is known for its historic towns, which are only a few kilometers away - Motovun 13 km, Tinjan 8 km, Pazin 8 km and Višnjan 17 km.

The house is registered in the cadastre as a building site, and in the land register it is registered as a house. The property is clean, no encumbrances. A use permit can be requested from the competent spatial planning office in Pazin, but only after the roof has been repaired, which in any case needs to be completely restored.
