Building Conditions

The land is located within the scope of the Urban Development Plan for Loborika – Southeast, which has been in effect since 2019. According to the current plan, the land is designated for mixed use "M", allowing for a wide range of construction possibilities.

Construction of residential, residential-commercial, and hospitality-tourism facilities is permitted. The buildability coefficient ranges between 30% and 50%, providing significant flexibility in the planning and design of future buildings.

Single-family homes may have a maximum of two above-ground and one underground level, while multi-family buildings may have up to three above-ground and one underground level. These conditions offer an optimal balance between functionality, comfort, and architectural freedom.
