This Price List applies from 1 September 2026.
1. SALE, EXCHANGE, GIFT AND OTHER FORMS OF TRANSFER OF OWNERSHIP
The brokerage fee for real estate brokerage services is determined by the Brokerage Agreement, depending on the value of the property, the type of legal transaction and the scope of services performed by the Broker.
Brokerage fee:
- minimum brokerage fee: 1% of the agreed purchase price or property value
- maximum brokerage fee: 10% of the agreed purchase price or property value
The final amount of the brokerage fee for each individual transaction is determined by the Brokerage Agreement.
The brokerage fee includes customary brokerage services, including connecting the Principal with a Third Party, verification of available information concerning the legal and factual status of the property, standard presentation and advertising of the property, organisation of viewings, mediation in negotiations, and preparatory and coordination activities required for the conclusion of the legal transaction.
The brokerage fee is payable exclusively by a person who has entered into a Brokerage Agreement with the Broker and has assumed the obligation to pay the fee under that Agreement.
If the Broker has entered into a Brokerage Agreement with both parties to the same legal transaction, each party pays the fee determined by its own Brokerage Agreement.
2. RENTAL AND LEASE
The brokerage fee for rental or lease transactions is determined by the Brokerage Agreement, depending on the duration of the contractual relationship, the amount of rent or lease payment and the scope of services performed by the Broker.
Brokerage fee:
- minimum fee: 25% of one month's rent or lease payment
- maximum fee: 200% of one month's rent or lease payment
The final amount of the brokerage fee is determined by the Brokerage Agreement.
3. FEE FOR PROPERTY PREPARATION AND PRESENTATION
At the Principal's request, a professional property preparation and market presentation service may be agreed separately.
The service includes a site visit, professional photography, selection and processing of photographs, preparation of property information and content, multilingual presentation, and preparation and publication of the advertisement.
The fee is determined according to the type and scope of the property:

VAT is charged on the above amounts in accordance with applicable regulations.
If the property requires a substantially greater scope of work due to its size, number of buildings, distance or special presentation requirements, the price will be agreed with the Principal before the service is performed.
Advertising with the exact location
With the owner's prior consent, the property may be advertised showing its exact location. If a buyer contacts the owner directly and the owner independently completes the sale, Portun does not charge a brokerage fee, unless expressly agreed otherwise in the Brokerage Agreement.
The property preparation and presentation fee relates to the actual services performed in preparing and advertising the property and does not constitute a brokerage fee or advance payment of a brokerage fee.
4. ADDITIONAL DIGITAL ADVERTISING AND PROMOTION
Additional promotional activities exceeding the standard scope of advertising may be separately agreed with the Principal.
Facebook and Instagram
3 additional Facebook and Instagram posts: €50.00
Google Ads campaign
- Google Ads campaign setup and preparation: €50.00 + VAT
- advertising budget: from €150.00 + VAT
The minimum campaign value, including setup and the initial advertising budget, is from €200.00 + VAT.
The advertising budget may be increased by agreement with the Principal.
The advertising budget is intended for the agreed campaign and does not constitute a brokerage fee.
5. VIDEO PRESENTATION
Recording and editing of a short promotional video of approximately 30 seconds: €500.00 + VAT.
The scope of filming, video duration and any additional production services may be agreed separately.
6. OTHER ADDITIONAL SERVICES AND COSTS
Other additional services may be agreed separately with the Principal, including in particular:
- additional photography or video recording;
- drone photography or filming;
- additional paid digital campaigns;
- advertising on specialised domestic and international portals;
- preparation of special presentations, brochures and other promotional materials;
- translations by certified court interpreters;
- surveying, architectural, legal and notarial services;
- obtaining special documentation;
- administrative, court and other fees;
- other third-party services related to the specific legal transaction.
The type of service, its price or cost, and the person responsible for payment are agreed in advance in the Brokerage Agreement, an addendum, an offer or another written agreement with the Principal.
7. VAT
VAT is charged on all fees and services under this Price List in accordance with applicable legislation, unless otherwise stated for an individual item or where a third-party cost is treated differently under applicable tax regulations.
8. NOTE ON THE APPLICATION OF THE PRICE LIST
This Price List forms an integral part of the Real Estate Brokerage Agreement.
For each individual transaction, the amount of the brokerage fee, additional services, their price and the person responsible for payment are determined in the Brokerage Agreement or by a separate written agreement.
The brokerage fee is not charged in advance.
The costs of separately agreed additional services not included in the basic brokerage service may be charged separately from the brokerage fee.
Third-party costs are not part of the brokerage fee and are charged according to the separately agreed service or the actual cost incurred.
The Broker will not charge a brokerage fee to a buyer, tenant, lessee or other person who has not entered into a Brokerage Agreement with the Broker.
This Price List applies from 1 September 2026, and from that date the previous Price List of the Broker ceases to apply.
