Situated on a gentle southwest slope in the vicinity of Rovinj, this agricultural land consists of an olive grove with approximately 100 trees, a vineyard with around 800 vines, various fruit trees and a field with a total area of about 1.6 hectares.
The land is located right next to a well-maintained dirt road, running along its southwest boundary, with a distance of about 2.5 kilometers to the asphalt road.
The olive grove, covering an area of about 7,000 square meters, contains around twenty century-old olive trees and about eighty olive trees that are 25 years old. The vineyard, along with a mixed plantation of figs, hazelnuts, and olives, occupies an area of about 2,500 square meters, with a field adjacent to it covering an area of 5,000 square meters.
Farmers and agricultural companies, provided they possess approximately an additional minimum of 14,000 m2 of cultivated agricultural land within the cadastral municipality of Rovinj or Rovinjsko Selo, are permitted to construct a building within the dimensions stipulated by the spatial plan.
