The ground floor includes a living room with kitchen and dining area, WC, hallway and storage room. A special feature of the property is the summer kitchen with a surface of 22.50 m², located next to the pool and designed as a central outdoor living area.

Internal single-flight stairs lead to the first floor, where two bedrooms with en-suite bathrooms, a hallway and a sauna are located, providing an additional space for relaxation throughout the year.

Construction and building

External walls are built from block brick with 10 cm thermal insulation. The inter-floor structure is reinforced concrete, while the roof is pitched and covered with tiles, ensuring durability and structural stability.

Garden, pool and equipment

The total land area amounts to 1,418 m², including the footprint of the building. The garden is planned with Mediterranean vegetation, automatic irrigation and a drip irrigation system, simplifying maintenance.

A skimmer pool with a surface of 32.00 m² is planned, with concrete construction, foil finishing and chlorine water treatment. Parking for three cars is provided, along with preparation for an electric vehicle charging station.

Optional extra: padel court

There is an option to build a padel court at an additional cost, depending on the buyer’s preferences and final landscaping arrangements.

Heating, cooling and joinery

Heating and cooling are planned through fan coil units connected to a heat pump, along with a combined hot water boiler. Aluminium-wood joinery with double glazing is installed, contributing to energy efficiency and indoor comfort.

Floor coverings

High-quality ceramic tiles are planned for the bathrooms, while parquet flooring is planned in the remaining rooms, both on the ground floor and the first floor.
