Description
The partially restored stone house and ruins are located in a gentle and picturesque village not far from Tinjan, in an ideal location between Pazin and Poreč. This peaceful rural setting provides the perfect escape from the everyday hustle and bustle, making this property an excellent choice for those who want to enjoy an authentic Istrian ambience. The settlement is only 8 km from Pazin and Tinjan and 13 km from Motovun, while the coast and Poreč can be reached in a short half-hour drive.
The house has two above-ground floors - the ground floor and the first floor, interconnected by a reinforced concrete staircase. A new roof covered with Mediterranean tiles was installed on the house and a reinforced concrete mezzanine structure was installed. The previous owners also extended the house and built on the upstairs part. In 2023, a use permit was obtained, which legalized the house in its entirety with all added parts.
According to the existing layout, on the ground floor (approx. 38 m2) there is a living room with a kitchen and dining room, a hallway and a bathroom. On the ground floor there is also a storage room of 5.51 m2 and two covered terraces of approx. 14 m. On the first floor there are two spacious bedrooms (17.60 and 19.50 m2), bathroom, hallway and terrace. The area of the apartment is 49.40 m2 plus a terrace of 6.80 m2. With an interior area of almost 90 square meters, this house offers enough space to comfortably accommodate a family of four.
Along with this house, an old stone barn with a dilapidated roof is also for sale. On the site of this barn, he can arrange a parking lot, a covered terrace with a summer kitchen or a small jacuzzi, thus allowing the family members or guests to stay outdoors.
The entrance to the house is from the path that passes behind the house and further leads to the public cistern. Today, the stone-walled sterna is just an empty terrace, and it used to be a meeting place and the main source of water for all the houses in the neighborhood.
This house has absolutely clean papers - starting from proper ownership to a fully regulated status in the land register and cadastre, so the new owners do not expect any legal entanglements. They can renovate the house themselves without any additional project, then move in or rent it.
Location
Istria - a heart-shaped peninsula immersed deep in the clear and blue waters of the Adriatic, is a hidden garden of beauty that opens the door to the sunny and warm Mediterranean. In central Istria, between Poreč and Pazin, lies Tinjan - a small town that was once surrounded by ramparts and towers, and today is a place where tradition and history ideally fit into modern life, a small town known for prosciutto, olive oil and wine.
